Investing in Pattaya, answered

What investors ask before putting down a deposit.

What kind of rental yield can I expect?

It varies significantly by area, property type and whether it's let long-term or as a holiday rental. We give a realistic range based on comparable properties we already manage, not a headline figure.

Can foreigners buy property in Thailand?

Foreigners can hold freehold title on condominium units, subject to the 49% foreign ownership quota per building. Land and villas are typically held via leasehold or a properly structured Thai company, we'll walk you through what fits your situation.

Do I need to be in Thailand to invest?

No. Many of our investment clients manage the purchase and ongoing rental remotely, with us handling viewings, paperwork and property care on the ground.

What happens after I buy?

Most investment properties move straight into our rental management, so the property starts earning as soon as it's ready rather than sitting vacant.

Considering an investment property?

Talk to us before you make an offer, not after.
